It is very well made and very sturdy, the attention to detail of the house is amazing and even includes chunky glitter like the original houses.

No lightcord is included, but would look magnificent lit up with windwos and stars on the tre.

It appears there may have been a santa included going into the chimney but he is not included.

Overall it is a nice size piece measuring approximately 7" W x 3-1/2" D x 5-1/2" T

It is in good pre-owned condition: missing the lightcord and possible Santa Claus, no rips, tears, broken pieces, excessive wear or damage.

SHIPPING & HANDLING

• Mailing Address - We will ONLY ship to the address on file with . Before making a purchase, please ensure that your address is correct. We may otherwise cancel the sale.
• Handling Time- Our handling time is set to ONE BUSINESS DAY. We ship packages Monday - Friday, with the exception of holidays.
• Combined Invoices- We will combine shipping if purchases can shipped safely combined. I can send you and invoice, but if you paid, I will send you a refund for the shipping overage.
• Insurance- All items are shipped with USPS Priority are insured up to the value.
• Calculated Shipping- Our shipping fees are calculated based on weight and dimensions. We ship primarily with USPS, but will do our best to find you the best price for shipping which means we may ship UPS Ground or FedEx Ground at times. Please reach out if you would like to expedite your shipping time so we can give you a quote and update the list. Quick turn requests may lead to a small handling fee as my storage is Payment is expected at the time of purchase unless an agreement is made prior.
